Flower Mound prices held up even as more homes came on the market
More homes hit the market this year. Prices still went up. That combination tells you something important about Flower Mound right now.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September. That is the highest share since October 2022. Flower Mound did not follow that pattern. The Real Estate Data Aggregator counted 161 homes for sale in ZIP 75028 for the three months ending July 31, 2026. That is up 16.7% from the same period a year before. Even so, the median sale price held and then some.
The Real Estate Data Aggregator shows that median sale price is up 2% from the same three months in 2025. More supply came in, and buyers kept paying.
Buyers are still competing, just a little more carefully
Nearly 1 in 3 homes in ZIP 75028 sold above list price. The Real Estate Data Aggregator put that share at 30% for the three months ending July 31, 2026. That is up 3.2 points from a year before. Homes are not sitting either. The median days on market was 24 days, unchanged from a year ago, per the Real Estate Data Aggregator.
The Real Estate Data Aggregator also found that 49.5% of homes went under contract within TWO weeks of listing. That share is up 4.6 points from the same period in 2025. Nearly half of all listings did not last 14 days on the market.
Rates make pricing matter even more
CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.30% last week. Realtor.com noted rates crossed above 7% for the first time since January 2025. At that cost of borrowing, buyers do the math carefully. A home priced right still moves. A home priced a little high sits longer.
The Real Estate Data Aggregator counted 197 homes sold in ZIP 75028 for the three months ending July 31, 2026. That is up 1.5% from a year before. Sales are not falling. They are just more deliberate.
What this means if you are thinking about selling
Inventory grew 16.7%, so your home has more company than it did a year ago. That is a small, honest admission. But buyers are still paying 99.3% of list price on average, per the Real Estate Data Aggregator. That number has not slipped. The gap between a home that sells well and one that lingers is mostly price and prep.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Flower Mound's 2% gain, per the Real Estate Data Aggregator, tracks closely with that national picture. This market is not running ahead of itself, and it is not falling behind.
