Colleyville stayed tighter than Keller this summer

Nationally, Realtor.com counted price cuts on 20.8% of listings in September, the highest share since October 2022. Colleyville did not follow that pattern. The Real Estate Data Aggregator counted just 2.3 months of supply in ZIP 76034 for the three months ending July 31, 2026. That is a tight market. Overpricing has less room to hide when supply is that low.

Keller sat a little looser. The Real Estate Data Aggregator counted 2.8 months of supply in ZIP 76248 for the same period. Inventory there was up 8.7% from a year before. Colleyville inventory was down 33.8%. Those two numbers tell very different stories.

Prices moved in opposite directions

The Real Estate Data Aggregator put the median sale price in Colleyville (76034) at $1,033,000 for the three months ending July 31, 2026. That was up 4.1% from the same months in 2025. Keller (76248) went the other way. Its median came in at $652,500, down 1.1% from a year before. Prices dipped a little in Keller. That is worth knowing if you are pricing a home there.

Homes still moved quickly in both towns

The Real Estate Data Aggregator counted a median of 25 days on market in Colleyville (76034) for the three months ending July 31, 2026. That was unchanged from a year before. Keller (76248) came in at 26 days, 2 days longer than a year ago. Not every home sold fast, but the middle of each market stayed close.

Nearly half of Colleyville homes went under contract in 2 WEEKS

The Real Estate Data Aggregator counted 45% of Colleyville (76034) homes going under contract within 2 weeks of listing, for the three months ending July 31, 2026. That share was down 7.3 points from a year before, so it slowed a little. Keller (76248) came in at 42.4%, down 3.7 points. Both markets still had real urgency at the top of the funnel.

The national picture added pressure

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers everywhere. The Federal Housing Finance Agency put U.S. house prices up 2.6% year over year through July 2026. Local prices in Colleyville beat that pace. Keller came in below it.

Fewer choices mean buyers move faster when a home fits. For sellers, that tight supply still rewards sharp pricing. Miss the mark and you will notice.

In Keller, the Real Estate Data Aggregator counted 163 homes for sale, up 8.7% from a year before. Buyers had more to look at. The median price dipped 1.1%. Sellers there had a little more competition to price against.
