That's not a fluke. That's the market.

Ranked by how long it takes a listing to go pending, one corner of North Richland Hills is the slowest market in the whole territory, by a wide margin. Hurst, the smallest market in the group, is the fastest of the three. And the rest of North Richland Hills lands somewhere in between, closer to one end than the other.

Median days to pending in the slower corner of North Richland Hills ran 62, over the twelve weeks ending August 23, 2026. That's the longest wait anywhere in the territory this period, and it isn't close.

In Hurst, median days to pending ran about 36 over the same twelve weeks, the fastest anywhere in the territory.

The rest of North Richland Hills split the difference, with median days to pending at 45, faster than the corner next door within the same city, slower than the pace across town.

Same buy box, three very different clocks. A listing that goes pending in the fast pocket of North Richland Hills can be under contract before a listing in the slow pocket has even worked through its first full round of showings. That's the same city, sometimes the same street grid, running two entirely different sale calendars this period.

The gap shows up in the shelf of unsold homes, too. The slower corner of North Richland Hills is carrying just over two months of supply at the current pace, a thicker stack of competition for any single seller to stand out against.

Hurst tells a different story. At its faster pace, the market there is working through just under two months of supply, the tightest read anywhere in the territory this period.

Zoom out and the territory sold 231 homes this period, while 132 new listings arrived to take their place. A year earlier, the same twelve-week stretch produced 283 sales across the territory. There are 195 homes sitting on the market right now, waiting for a buyer to clear them.

What that means depends on where you sit. If you're listing in the slower corner of North Richland Hills, price and prepare for a wait measured in months, not weeks, and expect more showings to pass before an offer lands. If you're a buyer working that same stretch, you likely have more room to negotiate and more time to think it over without losing the house to another buyer overnight.

In Hurst, it runs closer to the opposite. Sellers there are seeing a faster runway to pending, and buyers who sit on a decision too long are more likely to find the house already under contract by the time they call back.

The question worth watching next period is whether that slower corner of North Richland Hills starts closing the gap, or whether the wait spreads further across the rest of the territory. Either way, the area-level numbers are the fastest way to know where a given street actually stands, rather than guessing from what the market did a year ago or what a neighboring pocket is doing right now.
