The wider picture

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is slowing buyers everywhere. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Here, the sale-to-list ratios stayed close to 98%. That gap between the national story and the local one is real.

Redfin reported Fort Worth home prices fell 0.9% month over month in September on a seasonally adjusted basis. Southlake and Westlake are not Fort Worth, but they sit in the same broader market. Worth keeping in mind as you set a price or make an offer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in 76092 dipped 0.7% in the same window, while 76262 rose 6.4%. Neither ZIP is moving in lockstep with the national number.

  2. Sales slowed too, with 304 homes sold combined, down 10.3%.

  4. Tight supply and selective buyers are both true at the same time right now.

One street can read very differently from the whole ZIP code. A cul-de-sac near Southlake Town Square is not the same as a newer build closer to Roanoke. If you want to know what the numbers look like for your specific block, send me your address.
