Part of Southlake and Westlake is moving faster, even with high rates

CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% last week. That is a real headwind. But the Real Estate Data Aggregator counted 119 homes sold in ZIP 76092 in the three months ending August 31, 2026, and 41.2% of them went under contract within TWO weeks of listing. Rates are high. Some homes are still moving fast.

That 41.2% share is up 17.6 points from the same period in 2025, according to the Real Estate Data Aggregator. That is not a small shift. It means more sellers in 76092 are pricing and prepping in a way that earns fast offers.

The two ZIP codes tell different stories

Southlake and Westlake sit across TWO ZIP codes. The Real Estate Data Aggregator shows they are not moving the same way right now.

In 76092, the Real Estate Data Aggregator shows the median sale price was $1,395,000. That is down just 0.7% from a year ago. A small dip, not a slide. Days on market fell 10 DAYS shorter than the same period in 2025. Homes are closing faster, and sellers are getting closer to their asking price.

In 76262, the Real Estate Data Aggregator counted 185 homes sold. The median sale price was $710,000, up 6.4% from a year ago. Days on market held steady at 41 days, unchanged from 2025. More new listings came in too: up 7.5% to 228. More competition for sellers, but prices held up.

Fewer homes are coming to market overall

Across both ZIPs together, the Real Estate Data Aggregator counted 362 new listings in the three months ending August 31, 2026. That is down 2.4% from a year ago. There were 338 homes for sale total, down 8.9%. Less supply can help sellers, but it also means buyers have fewer choices.

Pending sales across both ZIPs fell 11.4% from a year ago, per the Real Estate Data Aggregator. Not every home is selling quickly. The ones that do tend to be priced right from day ONE.

What the national picture adds

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a signal that overpriced homes are sitting. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Prices nationally are still up, but sellers who price too high are feeling it.

What this means if you are selling

In 76092, the Real Estate Data Aggregator shows the sale-to-list ratio was 97.8%, up 0.5 points from a year ago. And 15.1% of homes sold above list, up 4.3 points. Sharp prep and a tight price still earn real offers here.

In 76262, 14.6% of homes sold above list, up 2.6 points from a year ago. The median days on market was 41 DAYS, unchanged from 2025. Homes are not moving faster here, but prices are holding and even climbing.

What this means if you are buying

With CNBC reporting the 30-year rate at 7.49%, your budget is tighter than it was a year ago. In 76092, the median sale price was $1,395,000 and homes went under contract in a median of 27 DAYS. When the right home shows up, being ready matters.

In 76262, the median sale price was $710,000 and supply was slightly more generous. Months of supply came in at 3.3, per the Real Estate Data Aggregator, down 0.1 months from a year ago. Not a flood of choices, but a little more breathing room.
