The median sale price dipped slightly to $354,465, down 0.4%. Prices did not fall far, but they did edge down. The so-what: pricing a home correctly here matters more than it did a year ago.
That 42-day median is 5 DAYS longer than the same period a year before, per the Real Estate Data Aggregator. The average sale price came in at 97.6% of list, down 1 point from a year ago. Fewer homes are hitting the market across the whole area. That keeps competition alive even as rates stay high. Not every home sold fast, and not every price went up. But the overall picture is not one of a market falling apart.
