One part of Hurst & NRH is moving much faster than another
Redfin called Fort Worth a buyer's market on October 20, 2026. That is true in parts of Hurst and NRH. But the Real Estate Data Aggregator counted homes across THREE ZIP codes here, and the story is not the same in all of them. One ZIP sold in a median of 24 DAYS. Another took 42. That gap shapes every decision, from how you price to how you write an offer.
The speed gap, side by side
ZIP 76182 in North Richland Hills moved 22 DAYS faster than it did in the same three months of 2025, according to the Real Estate Data Aggregator. That is a real shift. ZIP 76180, also in NRH, went the other way. It took 5 days longer than a year ago. ZIP 76054 in Hurst held steady, unchanged from last year.
76182: the quickest ZIP in the area
In 76182, nearly 4 in 10 homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That share jumped 9.8 points from a year ago. Sellers here are seeing real competition. Buyers need to be ready to move quickly and price offers carefully.
76180: the slower side of NRH
ZIP 76180 is a different picture. The Real Estate Data Aggregator shows the median sale price dipped 0.4% from a year ago. Homes sold down 9.8%. Sellers here are still getting close to list price at 97.6%, but the pace is slower and buyers have more room to work with. Homes that went under contract within two weeks sat at 33%, up 4.4 points, but still the lowest of the three ZIPs.
76054: Hurst holds its own
Hurst's 76054 is steady. The Real Estate Data Aggregator shows days on market held flat year over year at 35 DAYS. But nearly 31% of homes sold above list price, up almost 15 points from a year ago. And months of supply dropped to 1.9. Fewer homes are coming to market here. New listings fell 34.8% from a year ago. That is a real tightening.
How the three ZIPs compare
| 76182 NRH | 76054 Hurst | 76180 NRH | |
|---|---|---|---|
| Median days on market | 24 days | 35 days | 42 days |
| Median sale price | $420,000 | $495,000 | $354,465 |
| Sale to list price | 99.4% | 99.3% | 97.6% |
| Sold above list price | 31.4% | 30.7% | 13% |
| Months of supply | 3.1 mo | 1.9 mo | 3.4 mo |
What the wider picture says
Redfin reported on October 20, 2026 that Fort Worth home prices fell 0.9% month over month in September on a seasonally adjusted basis. That is a real data point. But the Real Estate Data Aggregator shows two of our three ZIPs saw prices rise year over year through August 31, 2026. The broader Fort Worth trend and your specific ZIP are not always the same thing.
Realtor.com reported on September 30, 2026 that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers across all three ZIPs. Higher rates slow some buyers down. In a ZIP already moving slowly, like 76180, that adds weight. In a ZIP moving fast, like 76182, serious buyers are still showing up.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national number. Our three ZIPs are not immune. In 76180, where the median price dipped and sale-to-list fell to 97.6%, pricing carefully from day one matters even more.
What this means for you
If you are selling in 76182, the pace is on your side right now. Prep work and pricing still matter. But the Real Estate Data Aggregator shows 39% of homes went under contract within two weeks. That is a real window to work with.
If you are selling in 76180, the slower pace means buyers have more choices. Pricing at or just under market, and presenting the home well, is what separates the homes that close from the ones that sit.
If you are buying anywhere in this area, your offer strategy should match the ZIP. A 76182 offer needs to move fast. A 76180 offer has more room to breathe. We set strategy based on where you are, not on a single headline for the whole area.
- The Real Estate Data Aggregator counted 259 homes sold across Hurst and NRH in the three months ending August 31, 2026. But 24 days on market and 42 days on market are not the same market.
- One street can read very differently from the ZIP code around it, and one ZIP can read very differently from the one next to it.
- Your plan should match your address, not the area average.
