Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the headline everyone is reading. But the Real Estate Data Aggregator counted 167 homes sold in Keller (ZIP 76248) in the three months ending August 31, 2026. That is up 14.4% from the same months a year before. Demand is still there, even with the rate pressure.

That said, the median sale price in 76248 slipped. The Real Estate Data Aggregator put it at $650,000, down 7.8% from a year ago. Prices dipped a little. That means buyers have a bit more room than they did last summer.

Colleyville (76034): a different story on the same map

Colleyville homes sat on the market a median of 28 DAYS, unchanged from a year ago. That is a little faster than Keller. But pending sales in 76034 fell 26.4% from a year ago, according to the Real Estate Data Aggregator. The pipeline is thinner heading into fall.

What the rate picture means for both markets

Realtor.com reported that rates crossed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, is forecasting an average 30-year fixed rate of 7.4% for the fourth quarter of 2026. That is the backdrop both buyers and sellers are working with right now.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. The Real Estate Data Aggregator shows Keller's sale-to-list ratio held at 98.4%, unchanged from a year ago. So local sellers are still getting close to what they ask.

Across both ZIPs together, the Real Estate Data Aggregator counted 273 homes sold, up 3.8% from a year ago. New listings across both ZIPs rose 7.5% to 315. Supply is growing, but so is activity.

In short
  1. Keller (76248) is selling more homes than a year ago, even with rates above 7%.
  2. The median price dipped 7.8% to $650,000, giving buyers a little more room.
  3. Colleyville (76034) is moving fewer homes but at a higher price point, $1,050,000, up 6.1%.
  4. Both markets are sitting under 3 months of supply, which still leans toward sellers.
  5. These are the three months ending August 31, 2026, as counted by the Real Estate Data Aggregator.

One more thing worth knowing: the Real Estate Data Aggregator found that nearly 35% of Keller homes went under contract within 2 WEEKS of listing. Not every home, but more than 1 in 3. Pricing well from the start still matters.
