Still, nearly 22 in 100 homes sold above list price. Buyers are active. They just will not overpay for a home that is priced above the market.
The Real Estate Data Aggregator counted 199 new listings in ZIP 76248 in those three months. That is up 22.1% from a year before. More homes came to market. Buyers had more to choose from. That extra supply is part of why prices softened.
Nearly 35 in 100 Keller homes went under contract within 2 WEEKS of listing, per the Real Estate Data Aggregator. That share slipped 1.8 points from a year before. Most well-priced homes still move fast. Not every home did.
Colleyville (ZIP 76034): fewer sales, stronger prices
Colleyville tells a different story. The Real Estate Data Aggregator put the median sale price in ZIP 76034 at $1,050,000 for the three months ending August 31, 2026. That is up 6.1% from a year before. Homes sold fell 9.4% to 106. Fewer sales, but prices held and even climbed.
The Real Estate Data Aggregator counted 116 new listings in ZIP 76034 in those three months. That is down 10.8% from a year before. Less new supply helped support prices. Pending sales fell 26.4%, so the pipeline ahead is thinner.

What the national picture adds
Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Keller's 7.8% price dip fits that national trend. Colleyville's 6.1% price gain stands apart from it.
CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% last week. That same week, purchase mortgage applications were 15% lower than the same week one year ago. Higher rates make buyers more price-sensitive. That matters when you set your list price.
