Keller added listings, and buyers still showed up

Here is the one thing that changes what you should do right now. Keller added a lot more homes, and buyers kept pace. That means pricing and preparation matter more than ever.

Keller: more listings, more sales

The Real Estate Data Aggregator counted 199 new listings in Keller (76248) for the three months ending August 31, 2026. That is up 22.1% from the same months in 2025. Nationwide, Realtor.com reported active listings grew 5.5% year over year. Keller grew at FOUR times that pace.

Buyers noticed. The Real Estate Data Aggregator counted 167 homes sold in Keller, up 14.4% from a year before. More supply came in, and more homes moved out. That is a healthy signal.

The median sale price in Keller dipped to $650,000, down 7.8% from a year ago, according to the Real Estate Data Aggregator. That is a real drop. But homes still sold at 98.4% of list price on average, also per the Real Estate Data Aggregator, and that number held steady from 2025. Buyers pushed back a little on price, but not on value.

One more honest note: the Real Estate Data Aggregator shows the median days on market in Keller was 31 DAYS, 2 days longer than a year before. Not a big shift, but worth knowing if you are planning your timeline.

Colleyville: steady at $1,050,000

Colleyville (76034) told a quieter story. The Real Estate Data Aggregator put the median sale price at $1,050,000 for the three months ending August 31, 2026. That is up 6.1% from the same months in 2025.

Fewer homes sold, though. The Real Estate Data Aggregator counted 106 sales, down 9.4% from a year before. New listings also fell 10.8%, to 116. Supply and demand both pulled back together, which is why the price held up.

Median days on market stayed at 28 DAYS, unchanged from 2025, per the Real Estate Data Aggregator. Nearly 4 in 10 homes (39.1%) went under contract within TWO weeks of listing. That share slipped 3.3 points from a year ago, so the fastest buyers are a little less rushed, but still active.

Both markets together

Pending sales dipped 5.1% combined, per the Real Estate Data Aggregator. That is worth watching. It tells us some buyers are taking a breath before signing.

What the national picture adds

Rates are not helping buyers right now. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slows some buyers down.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Colleyville's 6.1% gain ran well ahead of that national pace.

Realtor.com also noted that price cuts hit 20.8% of listings nationwide in September, the highest share since October 2022. That is the national picture. In Keller, the sale-to-list ratio held at 98.4%. Locally priced homes are still closing near ask.

In short
  1. Keller added more listings than almost anywhere in the country, and buyers kept up.
  2. Colleyville stayed tight, with fewer homes and a higher price.
  3. Across both markets, 273 homes sold in just THREE months.
  4. The homes that won were priced well from day one.
