The wider picture: rates and national cuts

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. The weekly average hit 7.4% on October 8, 2026, per Redfin. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026.

That rate backdrop matters for buyers in all three ZIPs. Realtor.com counted 1.16 million active listings nationally in September 2026. Price cuts hit 20.8% of those listings. Hurst and NRH are not showing that same softness, especially in 76054.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local price gains in 76054 and 76182 are running ahead of that national pace.
