Hurst & NRH has fewer listings, but more homes are going under contract

Rates are up. Listings are down. Yet buyers in Hurst and NRH are still writing offers. That is the one thing every homeowner here should know right now.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slows markets in a lot of places. It has not stopped this one.

The Real Estate Data Aggregator counted 299 pending sales across ZIP codes 76054, 76182 and 76180 in the three months ending July 31, 2026. That is up 1.4% from the same months of 2025. Fewer homes were listed. More went under contract. That gap matters.

Here is what that tells us. The Real Estate Data Aggregator shows inventory fell 16.4% year over year. Fewer sellers listed. So buyers had less to choose from. And yet pending sales still rose. Serious buyers are not waiting rates out.

Each ZIP reads a little differently

ZIP 76182 is moving fastest. The Real Estate Data Aggregator counted 125 pending sales there in the three months ending July 31, 2026, up 9.6% from a year ago. Nearly half of homes, 46.4%, went under contract within TWO weeks of listing. That share rose 9.6 points year over year.

The median sale price in 76182 came in at $448,750, up 11.8% from the same period in 2025, per the Real Estate Data Aggregator. Homes there sold in a median of 27 DAYS, which was 5 days shorter than a year ago.

ZIP 76054 tells a slightly different story. The Real Estate Data Aggregator shows the median sale price there held at $479,900, up just 1.6%. Homes took a median of 33 DAYS to sell, which was 6 days longer than a year ago. Still, 31.2% of homes sold above list price, up 10.2 points year over year. Buyers are still competing.

ZIP 76180 is the most measured of the three. The Real Estate Data Aggregator puts the median sale price at $367,000, up 1% from a year ago. The sale-to-list ratio came in at 97.5%, down 1.3 points. Pending sales there fell 7.6% year over year. Not every home is moving fast here, and pricing carefully matters more in this ZIP.

What the national picture adds

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is a real signal. Sellers who overprice are feeling it across the country.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Hurst and NRH are running ahead of that pace in two of their three ZIP codes.

Realtor.com also counted 1.16 million active listings nationally in September 2026. More supply nationally has not cooled demand here the same way. Local inventory is still tight.

What this means if you own here

Inventory fell 16.4% across Hurst and NRH, per the Real Estate Data Aggregator. That means fewer homes competing with yours. Buyers who are still writing offers above 7% rates are motivated. They are not browsing. They are buying.

That said, 76180's sale-to-list ratio slipped to 97.5%. If you overprice, buyers notice. The homes that sold fast were priced honestly from day ONE.

What this means if you are buying here

In 76182, nearly half of all homes went under contract within TWO weeks. From your first phone call... to touring homes... to handing over the keys, the window can be short. Being ready matters more than ever.

In 76180, you have a little more room. The median was 34 DAYS on market. That is still not slow, but it is more breathing room than the other two ZIPs.

One more thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A home on a quiet cul-de-sac and one on a main road are not the same market, even with the same ZIP code.
