The Real Estate Data Aggregator counted 211 new listings in ZIP 75028 during the three months ending August 31, 2026. That is up 14.1% from the same months of 2025. More competition is real. Price and condition matter more now.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Flower Mound is not immune to that trend. The Real Estate Data Aggregator counted 143 homes for sale here, up 10% from a year before.
Buyers are stepping in, but the rate picture is real
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the backdrop every buyer here is working with. The Real Estate Data Aggregator still counted 186 pending sales in ZIP 75028, up 12.7% from a year ago. Buyers are adjusting, not disappearing.
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That matters for how buyers qualify. It does not mean demand stopped in Flower Mound.
Prices held, mostly
The Real Estate Data Aggregator put the median sale price in ZIP 75028 at $540,000 for the three months ending August 31, 2026. That is down 0.9% from the same months of 2025. A small dip, not a slide.
The Real Estate Data Aggregator shows homes sold at 98.9% of list price on average. That is up 0.1 points from 2025. Sellers are not giving much away. But pricing tight still matters: 21.4% of homes sold above list, down 0.9 points from a year ago.
Nearly 4 in 10 homes went under contract within TWO weeks
The Real Estate Data Aggregator counted 37.6% of homes going under contract within two weeks of listing. That is down 1.8 points from 2025. Still, more than a third of homes here are not sitting long.
What this means if you own a home here
More listings mean your home has more company. The Real Estate Data Aggregator shows months of supply at 2.3, up just 0.2 months from 2025. That is still a tight market. But nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest since October 2022. That is a signal: overpriced homes are sitting.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Flower Mound's median dipped 0.9% over the same window. Local and national do not always move together.
