Fewer Southlake and Westlake listings are keeping choices tight
The Real Estate Data Aggregator counted 358 homes for sale across Southlake and Westlake in the three months ending July 31, 2026. That is down 11.8% from the same months a year before. At the same time, 356 homes sold, up 8.2%. More sales, fewer choices. That is the whole story in two lines.
Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Southlake and Westlake moved the other direction. Fewer listings here means less competition for a well-prepared home.
ZIP 76092: Southlake moves fast
The Real Estate Data Aggregator counted 145 homes sold in ZIP 76092 in the three months ending July 31, 2026. The median sale price was $1,370,000, down 2.9% from a year before. Prices dipped a little. But homes are moving faster than they were.
The Real Estate Data Aggregator found that nearly half of 76092 homes, 48.1%, went under contract within 2 WEEKS of listing. That share jumped 15.2 points from a year before. And 23.5% of homes sold above list price, up 8.2 points. A well-priced home here is not sitting long.
ZIP 76262: Westlake area sees prices rise
The Real Estate Data Aggregator counted 211 homes sold in ZIP 76262 in the three months ending July 31, 2026, up 14.1% from a year before. The median sale price was $740,000, up 7.1%. Homes for sale dropped 18.1%. That is the sharpest inventory drop of the two ZIPs.
The Real Estate Data Aggregator found 19% of 76262 homes sold above list price, up 4.4 points from a year before. And 32.8% went under contract within 2 WEEKS of listing. Not every home sold fast here, but the ones priced right did not wait.

What the national picture adds
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com on September 30, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Rates above 7% can slow buyers nationally. Here, sales still rose.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is not what the Real Estate Data Aggregator shows happening in 76092 or 76262, where sale-to-list ratios held near 98%.
